 City Zoning Board of Appeals Grants One Variance, Denies Another

The Effingham City Zoning Board of Appeals granted one zoning variance request Tuesday and denied another.

The Board granted a request for an accessory building totaling 1,350 square feet in size, which exceeds the maximum allowable size of 1,200 square feet. The building will be added at the home of Charles and Allison Schumacher at 1208 Hidden Hills Drive.

The Board denied a request for a variance allowing a front yard swimming pool.  Isaac Thomas requested the variance for property at 1008 Oakridge Drive. Concerns over safety, aesthetics and property values were cited by board of appeals members in denying the request.

City Planner Greg Koester also asked for input from board members on issues related to the 2050 Comprehensive Plan project. Koester cited the accessory building issue on Tuesday’s agenda, and suggested consideration to consider a ratio to lot size for variance requests. He also suggested review of the sign ordinance to meet modern technology, and consideration of the fence ordinance.
