The Effingham Zoning Board of Appeals Tuesday granted one variance and denied another.

The petition granted was for a variance in the rear yard setback from 35 feet to 30 feet. The variance was requested by Brad and Carolyn Rohlfing for property at 1111 Deer Run Drive.

Two front yard setbacks and the topography of the property led to the decision to grant the variance.

The Board denied a variance for a billboard at 711 East Fayette. The Lamar Companies have a static billboard on the south side of Fayette, but it will have to come down as part of the Fayette Avenue rebuild when the project extends that far to the east.

The Lamar officials were seeking approval of a digital message board at the location, which is just south across Fayette from Kirby Risk.
