 Plan Commission Recommends Rezonings

The Effingham City Plan Commission Tuesday recommended three rezoning petitions for approval by the City Council.

One is rezoning land at 1219 East Rickelman Avenue from non-urban to general commercial. Dusty’s Outdoor Media and Midland States Bank. The petitioner Richard Rhodes said they are planning a small office building and warehouse on the very east end of the property. Rhodes and a partner want to store two vehicles inside the building. Some nearby residents of Silverlake Estates said they’re afraid the project could hurt their property values and the safety of the area.

Another project is from Belt of Truth Holdings and Outer Belt Investors at 915 Outer Belt West from highway commercial to general commercial and a special use permit. Adrian Nowitzke wants to develop Behold Aesthetics and Wellness Center as a med spa and wellness center. Nowitzke also wants a special use permit for air BNB developments, and think they can combine the two. The Commission recommended the City Council approve the project.

A third project was sought by Effingham Diamond Development and K&K Investment to rezone land at 1331 Outer Belt West from highway commercial to general commercial. Petitioner Mark Niemerg said he’d like to buy the land for an office building. There were no objections heard to the project.

The Plan Commission also approved a site plan for an 80-by-80-foot property at 806 South Maple for Audio Visionz by Midwest Truck Accessories, an automotive repair facility at Old Maple and Linden.
