 Zoning Board of Appeals Was Busy Tuesday

The Effingham City Zoning Board of Appeals Tuesday granted a variance for development of a Jack Flash convenience store and fuel pumps at the Equity location at 4th and Evergreen.

John and Lisa Wortman are developing the Jack Flash store. The project is subject to a lease agreement with the Equity. The plan is to remove the existing fuel pumps and canopy and adding a fuel station for gasoline and diesel, along with the convenience store. The Equity will retain its existing facilities that includes bulk propane, bulk fuel, and grain handling facilities adjacent to the property. That will result in joint use between the premises for the operation of the Jack Flash facility and the existing Equity facility, so some of the area that would typically be used as greenspace will instead be paved.

The variance was granted, although Board Chairman Mike Mumm abstained since his son works for The Equity.

The Board of Appeals granted Travis Goeckner a setback variance for property at 706 East Aspen Drive, reducing the front yard setback from 25 feet down to 12 feet. Goeckner is planning to build an addition onto his residence.

There was considerable discussion of a request for a fence variance at 212 West Douglas Avenue. The petitioner, Dennis Tieffel, was asked to come back next month with some alternate plans for the project.

A request for a billboard at 709 East Fayette Avenue was withdrawn, and a rear yard setback variance request on Lilly Street was postponed until next month.
