 Zoning Board of Appeals Approve Three Variances for Building Projects, Plus Solar Field at Water Plant

The Effingham Zoning Board of Appeals granted variances Tuesday night on two apartment building projects, and on a solar energy system at the water treatment plant.

Both of the apartment building projects are being undertaken by Doedtman Apartments. One is at 926 East Fayette Avenue.

Jake Doedtman plans to construct a seven-unit apartment project bounded by Fayette Avenue on the south, Jefferson Avenue on the north, and Oakridge Drive on the east, across the street from Oakridge Cemetery. The variances granted reduced the required rear-yard setback and reduced the required front-yard setback.

The other apartment building will be located at 710 West Richland Avenue for Shaina and Charles Albert and Carl Albert. The building will be bounded by Richland Avenue on the south and by Mulberry Street on the east. The variance will reduce the required rear-yard setback.

The solar energy project will generate 85% to 95% of the power needed to operate the water treatment plant. The agreement will be for 30 years with three five-year extensions possible and the operators will remove the solar field when its usable life ends.
