Plan Commission Votes to Recommend Rezoning

The Effingham City Plan Commission Tuesday voted to recommend the City Council rezone three lots in the 800 block of West Fayette for commercial development.

The Commission recommended lots at 800, 802 and 804 West Fayette be rezoned from neighborhood shopping district to general commercial zoning. Leon and Rebecca Gobczynski plan to construct an office building to be utilized by their daughter, Stephanie Uebinger, who has been licensed as a State Farm insurance agent. Three houses formerly located on the site were recently demolished. The rezoning is needed to comply with setback requirements.

The Commission approved a site plan for South Central FS at 410 South Willow Street. FS is planning to take down a building east of the Fast Stop General Store building and construct a warehouse with office space included.

Commission members voted to plat a property along the east side of South 3rd Street to accommodate a building on each of two lots. Those are existing buildings.

There was also a brief discussion on whether to try to regulate AirBnB in Effingham. Building Official Michelle Wilkens said she was approached by a local resident who had considered making a property available here and whether there were any regulations in place.

Some on the Commission felt some might have concerns with different people locating in and out of neighboring homes on a regular basis, but some said they've used them and don't see a problem. Wilkins is going to check with other communities to see if they have any guidelines in place.
